Viewing an Apartment-New York
Youve found the perfect place; it may even be the sun-drenched apartment youve been dreaming of for less than you thought. Though, is it too good to be true? You need to do an on site investigation and ask some questions to find out before your close the deal. Heres a couple of things you should put down on your checklist as you do your on site investigation.
1. Is the apartment in generally clean?
A landlord or realtor showing an unclean or unkempt place is not good signs about the property management. Looks around for any rodent droppings. Look through in the draws, cabinets and on the floor in the kitchen. Some areas can be notorious for mice in the property, roaches or worse rats. Food left in the counter or bits of food in the kitchen area may clue you in that the space is inviting to pests youd rather not have in your house. Are they any funny smells in the kitchen or anywhere else?
2. Check Out Those Fixtures
Check to see it the bathroom and kitchen fixtures work correctly does the shower head sprays relatively in one direction? Does the bathroom sink turn on easily? Look for leaky pipes. Does the stove work? Are all the appliances in working order? Check to see if the electrical outlets are in convenient locations and if there are enough of them.
Look for Damage Left Behind by Previous Tenants or Owners.
Sometimes the landlord or previous owners will not fix most of the damage and leave it to future tenants and owners. This can be an added cost and even headache. Speaking of paint ask if the paint is lead free. Long term exposure to lead based household items can cause serious health problems down the road.
3. Look Up.
Are there any spots on the ceiling that would suggest leaking from the unit above? Sometimes a unit above yours can have leaky fixtures and can be a real problem you tenants below if the leak is big large enough.
4. Go Down
Head down to the basement to get a better idea of the overall cleanliness of the building. Are there rodent droppings down there? Are belongings stored in a relatively neat manner or in storage lockers? Are there are leaks in the ceiling in the basement? Do the pillars and I beams look structurally sound? Ask when the last time the building was inspected.
5. Ask Around
The neighborhood looks safe but is it really? Ask neighbors about the area at night and if its safe for women. Also ask them about any potential noisy or disruptive tenants in the building your are going to movie into or nearby.
Its best to make your site visit on a weekend. Superintends and owners will be more easily accessible. Also, visiting on the weekend will allow you to get a better idea of the tenants in your building and in the surrounding area.
If you arm yourself with this checklist during your site visit you will save yourself some time, money and headaches.
